PAD Article [March 2005]
In the corner of The Peak District National Park and South Pennines, Huddersfield lays claim to beautiful stretches of unspoilt moorland and ranging hills. Yet as a town, it doesn't fall short on aesthetic pleasures either. PaD's Lucy Foster samples a new scheme intending to take advantage of both.
Strong in traditions and impressive in architecture, Huddersfield is an archetypal Yorkshire town with reputation and prosperity built around the 19th Century's booming textile industry. As way of displaying their enormous wealth, Huddersfield's Victorian citizens produced an impressive clutch of stately civic buildings including the Town Hall and Railway Station (often referred to as England's best). Also home to a well-established artistic and cultural tradition, Italianate architecture, vast galleries and thriving festivals, Huddersfield's quality of life is in evidence at every corner.
And it is this standard of living that Oakwood Developments are proposing to capture with their stylish and modern 'Maple Gardens'. Just north of Huddersfield's Victorian splendour, in leafy suburbia, sits the purpose-built three-storey property positioned within tranquil parkland and oozing luxurious appeal. An imposing entrance followed by a communal glass and stainless steel staircase clearly implies that space and light are foremost in Oakwood's overall design. Coupled with a central glass atrium and apartments with no less than 1,000 square feet (increasing to 1,100 square feet for South-facing units), there can be little question of the developer's commitment.
But not content with more obvious attributes, Oakwood has installed their 12 apartments with a collection of tempting subtle features guaranteed to secure buyers' interest. Gas fired, under floor heating makes for comfortable winters whilst (remove space) 'Selectamood' variable lighting systems and pre-wired, integrated 'IntellegentWiring' (managed by a central infotainment system) are indications of a cleverly constructed product, designed with high living individuals in mind.
Four apartments on each floor offer an exclusivity and intimacy often neglected in comparable developments. French windows lead to either a spacious patio or veranda with ground floor apartments further benefiting from an additional terraced area. Fully equipped kitchens with high specification designer appliances lead into the open plan living space incorporating lounge and dining areas. All apartments feature two bedrooms, supplied with fully-fitted, large, stylish wardrobes - a luxury en-suite serves the master bedroom with a general bathroom available for the remaining rooms. An abundance of storage space marks Maple Gardens out from lesser schemes as does the promise of two parking spaces per property.
Safety features include video entry systems, full CCTV facility accessible through an apartment's television, a combination safe and a burglar alarm system as standard. Of course, Huddersfield's sublime surroundings infer that such troubles are a distant worry -green and pleasant whilst being oddly close to the non-stop cities, Maple Gardens seem to have it all wrapped up.
Oakwood Developments Yorkshire Ltd was formed at the Millennium and has since established itself as one of The North's premier quality home-builders. Oakwood has worked on a very simple premise; to build beautiful, fully equipped homes in desirable areas and from all angles, it would appear that it has worked. Located on Birkby Road in North Huddersfield, Maple Gardens sits just two minutes from the M62. For further information, visit www.maplegardens.co.uk.

Top apartments released
Twelve of the most exclusive apartments in Huddersfield were released last weekend at a new development.
And the team behind these plush homes thinks interest so far suggests Maple Gardens, off Birkby Road, Edgerton, will become a must-have address.
The purpose-built three-storey development, surrounded by trees, oozes luxurious appeal.
The building itself is black-faced Yorkshire stone - and viewed up close the craftsmanship and attention to detail is second to none.
But it is inside, developers believe, where Maple Gardens stands above the rest.
The imposing entrance leads to a specially designed stainless steel and glass staircase and with just four apartments on each floor there is an immediate feel of space and privacy.
Upon entering each apartment you cannot fail to notice the sheer size.
Sometimes, apartments can have a shoe box feel.
But here each unit is between 1000sqft and 1100sqft. Coupled with a skilled architect and space-saving planning, each room seems so much bigger.
But you are not just buying a space. Each apartment is packed full with designer fixtures and fittings.
All apartments, priced from £250,000, feature two bedrooms with fitted, large, stylish wardrobes, a luxury en-suite serving the master bedroom, a general bathroom available for the remaining rooms plus an ample dining and living room.
Kitchens have been designed to create the all-important wow factor and the developer thinks would-be Jamie Olivers would adore them.
Each has a Smeg four-ring induction hob and integrated stainless steel appliances. Everything has been purposely selected - granite worktops, a Franke sink and Hans Grohe taps.
Each apartment also features video entry systems, CCTV accessible through television, a combination safe and a burglar alarm system as standard.
French windows lead to either a patio or a veranda while ground floor apartments benefit further from an additional terraced area.
Each home also comes with two parking spaces per property.
Maple Gardens has been built by Oakwood Developments Yorkshire Ltd, which formed at the turn of the Millennium and since has established itself as a quality home builder. The marketing suite is now open on weekdays 11am to 3pm. Go to www.maplegardens.co.uk.
